Same four walls. A different life.

We design the space, run the build and hand you the keys — one team, one number, from the empty unit to the last light switch. Industrial units, shops and offices, HDB flats, condos.

How we work

Design. Build. Manage.

You never have to imagine what you're paying for. Every space is walked, drawn and agreed before anyone swings a hammer — and you sign the drawing, not a promise.

01

Design

We walk the unit, measure it, and listen to how you'll actually use it. Then we draw it: layout, power, plumbing, finishes — and mark it up with you until it's right.

You get: a plan you've signed and a materials board you can hold.
02

Build

Established contractor partners carry out the works — hacking, M&E, wet works, carpentry, paint — in the right order, so nothing gets done twice.

You get: one scope, one price, agreed before work starts.
03

Manage

One project manager owns the timeline and the trades, keeps a private WhatsApp group with you, and walks the finished space with you at handover.

You get: a defects list, the fixes, and the keys.
Four kinds of space

Four kinds of space, four sets of rules.

01

Industrial

Factories, workshops, warehouse units. Planned around a floor that keeps running.

02

Commercial

Offices, retail, F&B. Designed before you sign the lease, so the fit-out window isn't wasted.

03

HDB

Resale and BTO flats. Permits and the listed contractor sorted first, then the hacking.

04

Condo

Unit makeovers and reconfigurations. MCST rules and working hours handled before the first drill.

Have a unit in mind already?

Send us the floor plan, the address and roughly what you want it to do. We'll tell you which rules apply to that space — HDB permits, MCST hours, a running floor — and what a walkthrough would look like.

Let's build

Sign the drawing, not a promise.

One team designs the space, runs the trades, owns the timeline, and shows up at handover — so the job gets finished the way it was drawn.

We don't just renovate a space. We help you anchor the direction of your business as it grows into it.

Frequently asked questions

Renovation, answered.

One team takes the job from idea to finished space — the design, the build, the trades, the schedule. You deal with us, not with five separate contractors. When something needs deciding, there's one point of contact, not a group chat of people pointing at each other.

Either in-house or with the right specialist for your space, depending on the project. Either way, the layout and look are drawn and agreed with you before any building starts, so there are no surprises once work is underway.

Established contractor partners carry out the build. We design the space and manage the job — the scope, the trades, the timeline — so a small office fit-out and a full industrial unit both get the right people behind them.

No. Most people come to us with just a space and an idea of how they want to use it. We start with a walkthrough, draw the layout, and take it from there. The earlier we're involved, the better the drawing.

It depends entirely on the space, the scope and the finishes, so we don't quote a flat number up front. After the walkthrough and the drawings you get a clear scope and a clear price before any work begins. Message us and we'll arrange a walkthrough to give you a real figure for your space.

A renovated shop with last decade's logo on the front is a missed chance. The brand, the signage and the launch posts can be planned while the paint dries. That's the next page.
